Selling 10 million records is an achievement on its own, and Ryan attributes some of his success today on what he learned selling music:
- Sales Is About People: When selling music, Ryan had to create beneficial relationships with producers, labels, managers and customers to sell his art. Just like in music, real estate is all about interaction and putting yourself out there. The more people you prospect and convince, the more listings you will get.
- Service Over Money: In music, if you want to make any money, you have to first put out great music. Similarly, as a real estate agent, you shouldn’t always chase the money, but rather aim on continuously positively impacting every person you work with. With good service, the money will follow.
- Have Fun: You can’t make good music if you hate what you are doing. To be great agent, you definitely need to work hard, but make sure you have fun in the process!
Creating An A Team
Most agents suffer from a superman syndrome, where they think they can do it all. But every single one of us has our weaknesses, and if you ever want to reach 1,000 transactions, you have to be able to delegate tasks to those who are better than you.
- Give Value: Instead of asking what your agents can do for you, one way to attract the best agents is to ask yourself, ‘What can I provide my agents that will make them want to work for me?’ This may be leads, training, or money.
- Work Ethic: The best way to scout out the best agents is to watch their work ethic. A consistent day-to-day work ethic will make an agent successful above personality, connections and drive.
- Position: Always make sure you put people on the right position on your team. Always ask yourself where each person can accelerate and best use their time to maximize their dollar producing activities.
How To Win Business
As one of the most successful agents in the world, Ryan knows a thing or two about attracting business. Here’s what he has to say:
- Find A Niche: As a young agent, it was difficult for Ryan to bring in business, so he found a niche that paid you for performance-investors. Differentiate yourself from other agents in your market by working a niche you are knowledgeable and passionate about.
- Take The Time To Learn: Ryan was successful in the investor niche mainly because he had learned the ropes by investing in property. This gave him the knowledge to identify what properties best suited a certain buyer, what to pay and how to negotiate. As a result, new and seasoned investors trusted his services enough to give him business. Take the time to learn your market or field if you want to succeed.
- Be Everywhere: To capture the most amounts of buyers and sellers Jim made sure he maximized his SEO, website, radio presence, and print advertising. If you want to dominate, you have to be everywhere.
- Lend A Helping Hand: One way Jim is able to increase his business is by networking and building relationships with local agents in his area. By giving a nice referral fee to agents who send him leads they may not otherwise get to, he has a constant flow of leads from various types of sources.
- Give It Your All: Forget the money and give it your all when it comes to succeeding in real estate. Use your profits to bring in more talent, sell more homes and be the best.
- Build Relationships: The best type of advertising today is the ones you can’t scale. hold open houses, send written notes and aim to talk to people every single day. Building strong relationships is the key to succeeding in real estate.
