I can make you rich—this outline I am going to share with you can make anyone in any industry rich.  It works for everybody–the painter, plumber and pie maker.  Although, I will be tailoring this message to real estate agents.

ordinary vs extraordinary—let me tell you that if you miss your personal passion or mission in life you will miss the life you were truly meant to live.

Money will give you the ability to be the architect of your own life—its life by design instead of life by default.  If I asked you what your ideal life looked like—would you be able to tell me?  If I asked what your ideal business looked like could you tell me that?

What about the amount of money you want—do you have a number?  If you answered no to any of these questions I would urge you to sit down and really think about your ideal life, business and how much money you want

Once you have chosen an amount—–create an outline of what you will do with that money.  Napolean Hill talks about this when he suggests that you envision what you want and then put a white hot heat of buring desire around it.

Ill tell you a story—about my journal

Once you know what your ideal life looks like we need to begin building it out—the first cornerstone of building it out is finding your passion or purpose.

begin with passion or purpose–you need passion because when you hit hard times and challenges—it is this passion that will help you keep chigging along—–you cant just say Im passionate about RE because I love fireplaces you really need to buy into the notion of the value you provide.  I help young families find a safe and fun home to raise their children or I help investors to double their money.  You need to have a mission in life to have true alignment.

Once you have your mission in life—-its game on –you can start broadcasting that mission to the world.

establish your platform—-your platform is one of the cornerstones to getting rich.—–Passion is the first leg and your platform is the second.  There have been lots of books explaining how to get noticed in a noisy world and there are only a few real ways to build a platform—you can blog–you can have a youtube channel

-buy a domain and then go social—

Use tools like Buffer to automate your

get ruthlessly efficient

every single action you take must be in alignment with your  vision and goals

hire a VA

get out of your comfort zone

I get questions about how do i get motivated or stay motivated–if you ask me about how to find motivation as if its a wheres waldo book—-ive got news—youve already lost.

scrap your idea and start over—you havent yet found your passion

So now we have our purpose—we know what our ideal life and business look like as well as, how much money we want to make.  We are continuously broadcasting our message out into the world—now what.

We need to go out and find deals.  Here are the 5 lead generation channels we need to focus on.  By the way this is the first part of a 3 part series ending with my lead generation product.  I have 7 hours of audio from top producers talking only about lead generation.  So this is part 1 introducing the lead generation topic and part 2 will be a webinar where I will show you some specific strategies and part 3 is the product itself.

K–In my coaching practice I often see people just having 1 or 2 lead generation channels.  They are either Mostly Sphere and some farming or Farming and some social.  I believe you should have 5 lead generation channels.

A.  Sphere of Influence:  These are your friends, family and coworkers.  If you really want to maximize this group. Try tapping into your parents sphere or your siblings sphere.  You really want to build this out.  You should have in 1 database everybody you have ever met.  Your High school friends, your college friends, your church friends and everybody that you have every worked with.  This group is important because they know like and trust you for one but, mainly because they will take your calls and feel comfortable referring you.  Some people will say that they dont know anybody—I promise you —you know more people than you think.  Even if you only knew 10 people and those 10 people knew 10 people thats 100 people you could influence with non traditional media like text messages, emails or even a podcast.  By the way—do any of you have any interest in putting up a podcast?  I am happy to help—as an aside this show is in 53 different countries and as of the time of recording we are #57 on stitcher radio’s top 100 shows in the world!!

Moving on –Next we have our Farm.  Our farm should be 800-1200 homes with a minimum turn of 5%.  To calculate turn you take the total number of sold houses and divide that into the total number of houses in your farm.  I am encouraging you to pick an 800-1200 homes because as you begin to market into it with mailers or door knocking you need to make sure that you can be consistent.  You should have a 3 pronged approach to attacking this farm.  Door knocking, mailers and inbound calls.  My coaching clients have had great success in getting all the numbers in their farm with Land Voice Data.  If you are interested I have worked out a deal with them—check out the link landvoicedata.com/superagentslive

OK–the third lead generation channel are web leads.  You can either go buy web leads and I know lots of people who are doing 50MM with purchased leads or you can try and generate those leads on your own.  The new thing in web leads is putting up home valuation sites–this is not something you should try to attack on your own as its a bit complicated.  You have to build a website and then pipe the IDX feed into the backend of the site and some MLS’s have complicated branding rules around surfacing a listing.  This is something we go way deeper in part 3 of this series.

The next lead generation channel you need to have is a networking group.  There are all types of groups you can find on meetup.com  Go find a group and join it and increase your network.  If you cant find a group you want to join—build a group yourself.  You can also go and create your own mastermind group.  I am working on creating one for you guys—-this is a lot like a larger coaching session where 5 or 7 people get together and each week we talk about an issue someone is having.  Any every week someone gets put in the hot seat and we break down their businesses.  For you—-go out and get some different businesses together and form a mastermind group—deals always happen in those things

In addition to the networking group you should be a part of a hobby group.  What do you like to do?  Go fishing, ride a bike or play baseball.  Go join a team or group and get out and meet other people while doing something fun.

Lastly–try and find a non-profit organization that you can join the board.  Those kind of organizations are always looking for help in raising money or awareness.  You would be amazed at how fast you can get some traction when trying to join the board of the local Opera or Young Professional Network organization.

I did this in kind of a high detail kind of way just so you can hear/understand the structure.  I will be diving into more detail in sessions 2 and 3.  Overall, the purpose of these 5 lead generation channels is to diversify your portfolio of clients.  Every single one of these groups have a distinct and unique audience with very little overlap.  By fostering these channels you will be reaching a very broad section of your city or county.  You will be getting your name out as an expert and coupling this with your social media presence is a recipe for riches.

The only other thing you need is Hustle—-you gotta be a hustler.  I am talking 12 hour days 7 days a week.  For me—this is the kind of hustle I had and I made my first million at 33–my second at 35—My third at 36 and in the next 2 years I dropped an additional 2 Million in my pocket.  Guess what—that is when I kind of plateaud —-my personal goal wasnt big enough and I stopped growing.  Dont let that happen to you.  It has taken me 5 years of stagnating at around 3 to 4 Million for me to finally get going and really digest a bigger goal.  Now look–Im not saying to feel sorry for me because I didnt pass up a net worth bigger than 5 Million I am just saying that if I would have set up my platform better when I was 25 I might be at a 20 or 40 Million dollar range.  Hey—I wish you all the best and I truly hope you got some value out of this.  If you want to be put on the list for the free webinar which is the second part in this series–send me an email to toby@superagentslive.com—-go getem
